2: Interview Your Top 3 Choice When Choosing a Cape Coral Real Estate Agent

Once you’ve narrowed down your search to the top two or three agents, ask questions. The best way to get to know someone is to find out as much as you can upfront so there are no surprises down the road.

Here is a list of common questions to ask the realtor when choosing a Cape Coral real estate agent:

Are you licensed? Is your license up to date?

Every agent is required, by law, to have a real estate license. This should be an easy answer. If not, look elsewhere.

How long have you been in the business?

This will tell you how much experience the realtor has in the field. While new up-and-coming agents may be great, an agent who has been in the business for a few years will be skillful and knowledgeable.

Is this your full-time job?

You want to make sure you get the attention you deserve. An agent who is only working part-time may not be able to devote the appropriate amount of time needed to get your house sold or to find you your dream home.

What is your best marketing plan or strategy for my needs?

How does the agent plan on selling your home or finding the perfect home for you? This is the ideal way to find out what the agent plans on doing to help you meet your goals.

How often will I hear from you?

How often does the agent typically communicate with their clients and how do they reach out to them? Phone? E-mail? Fax? If you don’t like the answers they provide, this is your opportunity to discuss some possible alternatives.

Can I have a list of references?

What better way to find out about your Cape Coral real estate agent than by talking to their past clients? It’s an easy way to get a lot of information in a short amount of time.

How many houses did you sell in the past year?

This will provide you with an idea of how successful the agent was in the past year and how fast they may be able to sell your
house.

What is your commission?

Before you choose your Cape Coral realtor, you need to make sure their cost is compatible with your budget. That way there are no surprises down the road.

Do NOT sign a contract until youʼre content with the answers and confident that the Cape Coral agent youʼve chosen, will help you achieve your goal.

1: Ask Around to Find A Reliable Cape Coral Realtor

This is the first installment of “7 Tips for Choosing the Right Real Estate Agent for You”, which can be downloaded for FREE from teamaubuchon.com.

One of the best ways to find a trustworthy and successful Cape Coral Realtor® is to ask around. Talk to friends, neighbors and coworkers and ask them to suggest agencies they’ve used in the past. Then compile a list of prospective companies.

Do some research. Go to their websites and read reviews. Find out which companies seem to best suit your interests. Once you’ve narrowed down your list, call the agencies and ask them to recommend a couple of their best agents. Interview them and ask questions. That way you’re sure to get a qualified agent with a successful track record.

Or, if you already know where you want to live, drive through the city’s local neighborhoods and look for Realtor® yard signs. If you see the same name time and again, it may indicate that the agent is a specialist in the area.

Alternatively, if you want to sell your house, keep an eye out for signs in your own neighborhood. Then you can pop in to an open house and see how the agent conducts business. If your instinct feels right, it may be a match.
